Frequently Asked Questions

FHA loans require a minimum credit score of 580 for the 3.5% down payment option. Borrowers with scores between 500–579 may still qualify with a 10% down payment. FHA is one of the most flexible programs available for buyers building their credit.
A DSCR (Debt Service Coverage Ratio) loan qualifies borrowers based on the rental income of the property, not the borrower's personal income. If the property generates enough rent to cover the mortgage payment (typically a DSCR of 1.0 or higher), you can qualify without W-2s or tax returns.
If you're self-employed and your tax returns show lower income due to deductions, a Bank Statement loan is typically your best option. We use 12 or 24 months of personal or business bank statements to calculate your qualifying income — not your tax returns.
